摘 要
幸福里位于东航区东南人文生态区域。西傍中央商圈,南邻东航老城旅游街区。东航首家坡地景观社区,独享人文情怀文脉庭院。一流的物业管理模式,齐全的周边配套设施为您提供安全舒适、现代温馨的家园。本文通过对输次区东南人文生态区域125.59亩的一国有拍卖地块的开发经营环境的市场调查分析,以及周边主要同类竞争物业的比较后,依据东航区东南人文生态区域当地的目前市场状况和对未来的预测,对项目的可行性与开发经营策划提出初步意见,并结合项目的特点优势,对项目进行了投资分析、财务评价和风险分析,以期探讨该地块进行住宅开发经营的可能性。依据本文的方案,项目总建筑面积11.72万平方米,项目总投资15594.85万元。经测算项目财务净现值3620.11万元,项目财务内部收益率27.1%,因此项目在经济上具有较强的可行性。
