一、农村宅基地
农村宅基地，是农村的农户或个人用作住宅基地而占有、利用本集体所有的土地。包括已经建设房屋、建过房屋或者决定用于建造房屋的土地，已经建设房屋的土地、建过房屋但已无上盖物或不能居住的土地以及准备建房用的规划地三种类型。
二、根据《房屋登记办法》第八十五条： 发生下列情形之一的，权利人应当在有关法律文件生效或者事实发生后申请房屋所有权变更登记：
(一)房屋所有权人的姓名或者名称变更的;

(二)房屋坐落变更的;
(三)房屋面积增加或者减少的;
(四)同一所有权人分割、合并房屋的;
(五)法律、法规规定的其他情形。
三、应当提交下列材料
1、第八十六条房屋所有权依法发生转移，申请房屋所有权转移登记的，应当提交下列材料：
(1)登记申请书;
(2)申请人的身份证明;
(3)房屋所有权证书;
(4)宅基地使用权证明或者集体所有建设用地使用权证明;

(5)证明房屋所有权发生转移的材料;
(6)其他必要材料。
2、《物权法》第一百五十三条规定：“宅基地使用权的取得、行使和转让，适用土地管理法等法律和国家有关规定。”
3、《土地管理法》第六十二条规定：“农村村民一户只能拥有一处宅基地，其宅基地的面积不得超过省、自治区、直辖市规定的标准。农村村民建住宅，应当由乡(镇)人民政府审核，由县级人民政府批准;其中，涉及占用农用地的，依照本法第四十四条的规定办理审批手续。农村村民出卖、出租住房后，再申请宅基地的，不予批准。”
4、第六十三条规定：“ 农民集体所有的土地的使用权不得出让、转让或者出租用于非农业建设。”所以，宅基地属于集体所有，农民只有使用权，故农民个人之间不能私下转让。根据地随房走的原则，房屋过户给您后，宅基地使用权也相应转让。您在申请房屋过户手续时可同时办理相应的宅基地过户手续。
