TENANCYAGREEMENT

THIS AGREEMENT is made on the _____ day of_____________ Two Thousand and _________(20___), Between:-

The Tenant/s agree with the Landlord/s as follows:-To pay the said rent on the day and manner aforesaid without any deduction whatsoever;Upon the execution of this agreement, the Tenant/s shall pay the sum of Singapore Dollars ________ ____________________________________(S$ _______________________)being a deposit to be held by the Landlord/s as security for the due observance and performance by the Tenant/s of allandsingular, the several convenants, conditions, stipulations and agreements on the partoftheTenant/sherein contained shall not be deemed to be treatedaspaymentoftherentandthesameshallberefunded to the Tenant/s without interest on the expiration of the term hereby created leuchsums as maybeduetotheLandlord/supontheTenant/svacatingthesaidpremisesanddeliveringpoeion thereof to the Landlord/s in a satisfactory state and condition.To pay all charges in respect of the telephone if any installed in the premises;To pay all charges for the supply of water, electricity, gas and any applianceshiredfromthePower Supply Ltd and any water borne sewerage system and other charges payable to the Power Supply Ltd or other competent authorities in respect of the premises;During the tenancy not to remove from the premises any of the effects in their present stateofrepair and condition(reasonable wear and tear anddamagebyaccidentalfireexcepted)savewherethe insurance moneys are rendered irrecoverable inconsequenceoftheactoftheTenant/sandshall replacewithsimilararticlesofatleastequalvalueoriftheLandlord/orequirepaytothe Landlord/s the value of any part oftheeffectswhichmaybedestroyedorsodamagedastobe incapableofbeingrestoredtotheirformercondition(exceptanypartsthereofwhichmaybe destroyed or damaged by accidental fire);Not to make or permit or suffer to be made any alternation or addition(structural or otherwise)tothe premises or any part thereof without first obtaining the written consent of the Landlord/s;Not to aign sublet or part with the poeion of the premises or any part thereof without the written consent of the Landlord/s and such consent however not to be unreasonably withheld in the case ofarespectable and responsible person;Not to do or permit to be done anything whereby the policy or policies ofinsuranceagainstdamage by fire may become void or voidable or whereby the premium thereon may be increased and to repay the Landlord/s all expenses incurred by him if brought about by any breach or non-observance of this clause;TopermittheLandlord/sandhisagentatallreasonabletimetoenteruponandexaminethe condition of the premises and to enter with such workmenandappliancesasmaybenecearyto execute repair on the premises;At the expiration of the term hereby created to peaceably and quietly deliver up to the Landlord/sthepremises together with all the fixtures, fittings and household effectsinlikeconditionasthesame weredeliveredtotheTenant/satthecommencementofthetermherebycreatedauthorised alternations or additions and damage by fair wear and tear and act of God excepted;During four weeks immediately precedingtheterminationofthetenancytopermitpersonswith written authority from the Landlord/s or the Landlord’s agent at reasonable time ofthedaytoview the said premises for the purpose of taking a tenancy thereof;

including all doors, windows, gla, fixtures, fittings, sanitary andwaterapparatusonthepremisesand shallnotremovefromthepremisesanyoftheeffectsintheirpresentstateofrepairand condition(reasonablewearandtearanddamagebyaccidentalfireexcepted)savewheretheinsurance moneys are rendered irrecoverable in consequence of the act or default of the Tenant/sandshall replace with similar articles of at least equal value or of the Landlord/orequiredtopaytheLandlord/s the value of any parts of the effectswhichmaybedestroyedorsodamagedastobe incapableofbeingrestoredtotheirformercondition(exceptanypartsthereofwhichmaybe destroyed or damaged by accidental fire);The Landlord/s agree/s with the Tenant/s as follows:-To pay all rates, taxes, aements and outgoings in respect of the premises;To insure the premises and effects against lo or damage by fire and to payallnecearypremiumspunctually;TheTenant/spayingtherentofthepremisesandeffectsherebyreservedandobservingtheagreements, conditions and stipulations on his/their part hereincontainedshallpeaceablyholdandenjoy the premises and effects during the tenancy without any interruption by theLandlord/soranyperson lawfully claiming under or in trust for him/them.The said premises must not be used for illegal or immoral activities.No persons other than the six authorised tenants are allowed to stay in the said premises.During the tenancy to keep in tenantable the interior of the premises and the sewerage pipes thereof;PROVIDEDALWAYS and it is hereby agreed and declared as follows:-If the rent forthe premisesandeffectsherebyreservedoranypartthereofshallbeunpaidfor fourteen(14)days after becoming payable(whether formallydemandedornot)oriftheTenant/s shall omit to perform orobserveanyagreementconditionorstipulationonhis/theirpartherein contained then and in any of the said cases it shall be lawful for the Landlord/s at any timethereafter to re-enter upon the premises or any part thereof in the name of the whole and thereupon this tenancy shall determine but without prejudice to any claim of the Landlord/s in respect of anybreachonthepart of the Tenant/s of any agreement condition or stipulation herein contained;If the premises and effects or any part thereof shall at any timeduringthetenancybedestroyedordamaged by fire, lighting, riot, explosion oranyother inevitablecausesoastobecomeunfitforhabitation and use and the policy or policies of insurance effected bytheLandlord/hallnothavebeen vitiated or payment of the policy moneys refused in whole or in part in consequence ofanyact or default of the Tenant/s the rent of the premises and the effects hereby reserved or a fairproportion thereof according to the nature andextendofthedamagesustainedshallbesuspendeduntilthe premises shall against be rendered fit for habitation and use any disputesconcerningthiub-clause shall be determined by a single arbitrator in accordance withtheArbitration Ordinance(Cap.10)orany statutory modification or re-enactment thereof for time being in force;Notwithstanding the provision of the preceding sub-clause the Landlord/smay,intheeventofthe premises being destroyed or damaged as mentioned in the said sub-clause be atlibertybynoticeinwriting to determine the tenancy hereby created and upon such notice being given to the Tenant/sthe tenancyhereby created shall absolutely cease and determine but withoutprejudicetoanyright of action which the Landlord/s may have against the Tenant/s in respect of any antecedent breach oftheAgreement by the Tenant/s;
