依照中华人民共和国法律和有关法规规定，为明确双方的权利、义务关系，经甲乙双方 协商一致，特订立本合同条款供共同遵守执行：

In accordance with relevant Chinese statutory laws, to clarify the rights and responsibilities of both sides, through A, B both parties negotiate amicably before signing the tenancy agreement.一、甲方将座落于XX市建筑面积约平方米的房产及附属设施租给乙方作使用、甲方房屋产权要保证清晰，租赁期间，双方应遵守合同约定。

RMB in total.The second installment will be paid RMB in total.The third installment will be paid RMB in total.The fourth installment will be paid RMB in total.(year), whichRMB in total.The sixth installment will be paid(year),RMB in total.四、双方同意于年日由甲方将上述房屋交付给乙方使用，如甲方没有按期将房屋交付给乙方使用，应赔偿乙方的经济损失，如乙方拖欠租金，甲方除追回所欠租金款项，可终止合同，并有权收回出租房屋。

4.Party A agrees to provide the premises and aociate amenities for Party B for use.Party A should make appropriate compensation for any loes due to the property not being ready on time.Party A has the right to recover funds, in addition, Party A also has the right to take back the premises and take actions against Party B in case of breach of contract.五、乙方经过甲方同意方能转租，租赁期间，乙方如需改变用途，必须征得甲方同意。

5、Party B will not transfer or sublet the premises, Party B must get the approval from Party A if Party B wants to change the use of the property during the tenancy term.六、租用期间，该房产的正常维修由乙方负责，乙方如需改变租赁房屋的原有建筑格局必须事先征得甲方同意，方可进行，如没有告知甲方，按被损坏建筑物的价值赔偿甲方。租赁期满，固定装修不得拆除，归甲方所有。

6.Party B should be responsible for the day to day repair and maintenance during the tenancy term.If Party B requires, for any reason, to alter the original structural layout of the property, they must seek approval from Party A before taking any action.Otherwise, Party A will make appropriate compensation to Party B.Upon the expiration of the contract, Party B cannot remove the fixtures and decorations or any furniture belonging to Party A.七、租赁期间乙方不得将租赁房屋作为抵押物或非法活动场所使用，同时要做好防火、防 水、防风等工作，否则一切经济损失和法律责任由乙方单方负责承担(除不可抗力原因)。

7.Party B cannot use the property as collateral or use for illegal activities.Party B is responsible for taking appropriate action to safeguard the property against fire, water and wind damage.Party B will make appropriate compensation for any loes and is held legally responsible(except for mitigating circumstances)for failing to safeguard the property against the aforementioned.八、该房屋如发生产权纠葛，应由甲方妥善解决，与乙方无关。

8.Party A will be responsible for resolving any iues or disputes unrelated the Party B.九、因不可抗力的原因导致本合同无法履行时，本合同自然终止，双方互不承担责任。

9.Party A and Party B cannot be held responsible for criminal damage or breaches of contract instigated by third parties.十、甲乙双方应该严格履行本合同规定。如果甲方违约，应该赔偿乙方因此造成的损失；如果乙方违约，甲方有权终止合同，收回出租房屋，并追究乙方因违约而造成的一切责任。

10.Both parties shall strictly adhere to the terms and obligations under this contract.Party A will be liable for any compensation to Party B, should Party A breach the terms and conditions of the contract.Party A has the right to terminate the contract and take back the premises, and take any appropriate action against Party B in case of breaches of contract.十一、乙方承租期间，该房屋使用水费、电费、工商、税务、房产税、物业管理费等费用都由乙方单方负责。

11.During the tenancy terms, Party B shall be responsible for the of any payments pertaining to water, electricity and amenities charges;industry tax, commerce tax, property tax, management fees and any other fees related to the property.十二、乙方在付给甲方租赁金额同时，应付给甲方租赁保证金人民币)元。租赁期满时乙方如付清当月水费、电费、物业管理费，该房屋内配套的家电没有人为损坏时，甲方将退还乙方租赁保证金(人民币)元。

12.Party B shall pay a deposit of ______RMB at the commencement of the tenancy agreement.At the expiration of the agreement, Party B shall pay any outstanding of remaining charges such as water, electricity and property management fees.Party A, then, shall refund Party B ________RMB if the dwelling, facilities and household appliances are undamaged.十三、租赁期满或合同终止，乙方必须按时搬出全部物品，期满五天内租赁房屋如仍有物品，视为乙方放弃所有权，由甲方处理；期满后在同等条件下，乙方有续租优先权。

13.Upon the expiration or termination of the tenancy agreement, Party B shall, duly, remove all their belongings and vacate the property.Party A reserves the right to remove any items or belongings, left behind by Party B, after five day;Party B, thereafter, shall lose all rights to the aforementioned items.On expiration of the tenancy agreement, Party

B has the right to renew the contract and continue with rental payments.十四、乙方内外债权债务与甲方及见证人无关。

14.Party A and the witnees are responsible for Party B’s financial circumstance or busine undertakings.十五、本合同一式三份，由甲方、乙方、见证方各执一份。任何一方不得籍词中途解除合同，否则由违约一方承担完全责任。本合同自签订之日起生效，租赁期满本合同自然作废。This contract is in triplicates.Each party(i.e.Party A, Party B and the witne)will retain an original copy.The contract is binding for the agreed duration its term.Early termination of the contract by either Party A or Party B may incur compensation to the other party.The contract is legal on binding immediately upon signing and will cease on the date of expiry.备注：
